This tool does not provide financial, investment, lending, tax, legal, or accounting advice, and using it does not create any advisory or professional relationship. It is a self-service calculator for general educational and informational purposes only. Nothing it displays should be taken as a recommendation to take — or not take — any particular action, including whether to buy a home, how much to borrow, whether to make extra payments versus invest or pay other debts, or whether to refinance. This tool also sells nothing — it runs no ads and has no affiliate, referral, or sponsorship relationships with any lender, broker, or real-estate service, so it earns nothing from what you decide and has no incentive to steer you toward any product or provider.

Estimates, not guarantees

Every figure is a projection built from the inputs you provide (price, balance, rate, payment, taxes, insurance, and other assumptions) using standard fixed-rate amortization math. Real loans differ: adjustable rates reset, escrow amounts change yearly, lenders apply payments and prepayments on specific dates and rules set by your note, PMI removal has conditions (such as payment history and appraisals) beyond the simple equity test modeled here, and property taxes and insurance premiums change over time. Actual results will differ. No accuracy, completeness, or outcome is promised, and the calculations may contain errors.

For large or irreversible choices — payoff timing, refinancing, recasting, or big lump-sum payments — consider a fee-only fiduciary advisor or a CPA who is paid for advice rather than for selling a product.
